PARTIAL LIST OF IMPORTANT APPRAISAL ASSIGNMENTS

Appraised, for the Greater Lowell Regional Vocational Technical School District, real estate which was to be taken by Eminent Domain, for the purpose of erecting a 21 million dollar vocational high school complex. The proposed site consisted of 55 acres of residential and commercially zoned land along with several single family dwellings and involved six (6) separate property owners in Tyngsboro and Lowell, Massachusetts.

Appraised the Marist Brothers’ Property located in Tyngsborough, Mass., known as St. Joseph’s Novitiate, for the purpose of acquisition by the Town of Tyngsborough for use as Town Offices. The real estate consisted of 200 acres, a four story brick dormitory style building, numerous supporting outbuildings along with a 300 year old historical mansion known as “The Tyng Mansion House”, which property is recorded in “The National Historical Register”.

Appraised, for the Town of Chelmsford, Mass., real estate known as “Proposed Crystal Lake Conservation Area”, which property was to be taken by eminent domain. The real estate encompassed 32.5 acres of land and included nine residential buildings, 67 unimproved sites, and involved 20 separate property owners.

Appraised, for the Directors of the Greater Lowell Family YMCA, real estate known as “THE KEITH ACADEMY”, property located in Lowell, MA, for the purpose of disposing of the real estate on the open market. The real estate consisted of a 3 ½ story rough hewn granite structure of Romanesque Revival architecture flanked by cubical brick Italianite wings. The building was originally constructed in the year 1856 as the Lowell Jail, and then sold in 1926 to the Catholic Church to be used for a Boy’s Preparatory School which use continued through the year 1970 as “Keith Academy High School”.

Appraised a 9 hole golf course and recreational grounds, for the purpose of settlement of an estate. The property consisted of 100 acres along with several residences and other supporting buildings.

Appraised the Commodore Ballroom Property in Lowell, Massachusetts, for the purpose of settling an estate and disposing the property on the “Open Market”.

Appraised “The Mill” located in N. Chelmsford, Mass., for foreclosure proceedings. The property consisted of a 100,000 square foot renovated mill buildings situated on eight acres. Originally constructed in the late 1800’s for wool scouring and combing works, the buildings had been renovated into first class retail and office use, along with an attached , operational top rated new restaurant.

Appraised, for the Town of Dracut, Mass., real estate located along Phineas Street, affected by the proposed widening and rebuilding of Bridge No. D-11-05. The project called for thirty-one (31) real estate takings, forty-one (41) temporary real estate easements, and nine (9) drainage easements.

Appraised, for the Town of Dracut, property known as “The Lachut Farm”, which was to be acquired by the Town for the purpose of a public recreation center. The site had previously been engineered and approved for a 20 lot housing development. The $680,000. purchase was accomplished with 2/3rds funding granted by Massachusetts Executive Office of Environmental Affairs, Division of Conservation Services.

Appraised, for the Town of Billerica Sewer Department, real estate located along the path of the proposed sewer project, in connection with Project #5 at Nuttings Lake, and Project #14 in North Billerica. The projects involved real estate takings and easements on over 100 separate properties.

Appraised real estate for the Town of Tyngsboro Sewer Commission in conjunction with the implementation of the Town’s Sewer Program, for the purpose of acquiring fee takings and easements through privately owned real estate located along the path of the proposed sewer line ending at and connecting to Dracut system.

Appraised, for the Massachusetts Department of Public Works, real estate that was to be taken by eminent domain, for extension of Route #213 in Lowell, Massachusetts.
